HIGHLIGHTS FROM THE WILD WIND DECLARATION OF COVENANTS,
CONDITIONS AND RESTRICTIONS …

No lot shall be used for more than one residence.

All improvements shall be of a permanent type, character and construction. No prefabricated structures or trailers shall be moved onto any lot either permanently or temporarily.

Construction plans and specifications must be submitted for architectural review and approval; each one story residence constructed must have a minimum of twenty-five hundred (2,500) square feet of heated living area. Two story residences must have a minimum of twenty-seven hundred (2,700) square feet.

Lot owners can choose their builder, and there is no time limit on when they have to start construction.

Any residence constructed on a lot shall be required to have an enclosed garage sufficient to store a minimum of two (2) cars with side and/or rear entries.

First Floor Exterior walls of all residences shall consist of at least 90% masonry inclusive of windows and doors, and all roofing material used on residences must have a thirty (30) year minimum warranty. Notwithstanding the foregoing, wood roofing materials of any type are expressly forbidden.

All driveways in the subdivision shall be concrete, brick or mortared stone.

All fencing visible from the common street or adjacent lots shall be of masonry, stone, wrought iron or brick materials of the type used in the construction of the residence—and subject to the Architectural Review Committee. No chain link or wooden fences are allowed if visible to the common street or adjacent lots.

No building shall exceed the lesser of two and one-half (2 and ½) stories or thirty-five (35) feet in height.

No oak or elm trees of over 8” caliper shall be cut on any lot except to provide room for construction of buildings or to remove dead or unsightly trees as is approved by the Architectural Review Committee.

Wild Wind has a Homeowner’s Association and Owners will be required to pay annual dues. The current dues are $330.00 per year.
